Offset account
An offset account reduces the principal on which interest is calculated, lowering your total interest without changing your minimum repayment.
Link a transaction account to your loan.

Important assumptions
Results assume the entered interest rate and offset balance stay constant. Repayment schedules use the selected frequency and do not include loan fees, rate changes, redraw, taxes or lender-specific rounding. Interest-only results show any balance still owing at the end of the modelled term. Confirm repayments and purchase costs with your lender and conveyancer.
How this calculator works
The calculator builds a repayment schedule at the selected weekly, fortnightly or monthly frequency. It applies interest to the balance after any constant offset, then models scheduled and extra repayments over the entered term.
What is included
- New and existing principal-and-interest or interest-only loans.
- A constant offset balance, regular extra repayments and user-entered transfer duty.
- Estimated repayments, total interest, payoff timing and interest savings.
What is not included
- Future interest-rate changes, lender fees, redraw activity and lender-specific rounding.
- Automatically calculated transfer duty, concessions, taxes and other purchase costs.
- Changes to the offset balance or irregular extra repayments over time.
Worked example
An $800,000 property with a $160,000 deposit leaves a $640,000 loan. At 6.15% over 30 years with monthly principal-and-interest repayments, no offset and no extras, the estimate is about $3,899 a month and $763,662 total interest.
